Student Rental and Landlord Plumbing in Waterloo
A student house in Waterloo runs its plumbing harder than any family home. The landlord who plans for that has fewer January phone calls.
Waterloo has one of the densest student rental markets in the country, in the blocks between the University of Waterloo, Wilfrid Laurier and uptown: Northdale, the streets off Columbia, University Avenue, Lester, Hazel, Hickory and Albert, and the older houses further toward Westmount. Most of these were single-family houses that now carry five, six or more tenants, plus the purpose-built student buildings along Columbia and King. The plumbing in a converted house was never designed for the load, and the plumbing in the newer buildings is used by people who did not install it and will not be there when it fails.
What goes wrong in a student rental
- Drains. Kitchen grease from six people cooking, wipes, hair, and a basement bathroom added on a line that was never sized for it. Main-line backups are the single most common call.
- Hot water. A standard tank runs out by the third shower. Tenants complain, landlords replace with a bigger tank, and the bigger tank scales up on hard water like the old one.
- Toilets. Running toilets in a house where nobody pays the water bill directly run for months. A flapper is a small part and a large water bill.
- Frozen hose bibs. Nobody shuts off the outside taps in November. The bib splits, and the leak shows up inside the wall in April.
- Shower valves and cartridges. Hard water and heavy use wear them out together, and a valve that will not shut fully is a hot water bill.
- Washing machine hoses. Rubber hoses on a machine used daily by six people fail. Braided stainless is a cheap swap.
Turnover inspections
The lease dates in Waterloo cluster at the end of April and the end of August, and the days between tenants are the only time the house is empty. A plumbing turnover visit covers every fixture, every shut-off, the water heater, the sump pump if there is one, the softener salt, and a main-line clean with a camera where the house has a history. You get a written report: what was fixed, what is wearing and what to budget for. It is the same list every time so the reports can be compared year to year.
Working around tenants
Ontario's rules on entry to a rental unit apply to plumbers as much as landlords, and tenants who are studying for exams do not appreciate a surprise. Visits are booked with the tenant's schedule where it is not an emergency, the plumber shows up when arranged, and the landlord gets a message when the job is done. Tenants can be given the booking line directly for emergencies if the landlord prefers, with the work authorised against the landlord's account.
Licensing and the City of Waterloo
The City of Waterloo runs a rental housing licensing program for many low-rise rental properties, and the standards it applies include plumbing and fixture condition. Whether a specific property needs a licence and what the inspection looks for is set by the city, and the City of Waterloo website is the place to confirm it. Where an inspection has flagged plumbing items, the repair and a written note of what was done is straightforward to provide.
Standing arrangements for multi-house landlords
An owner with four or five houses near the universities does not want to explain each one from scratch every time. A standing arrangement keeps a file on each property — where the main is, what the water heater is, what the drain history looks like — and puts the turnover visits on the calendar in advance. Emergency calls from tenants at those addresses are handled against the file, and the invoice goes to the owner or the property manager. Rates for the arrangement are set in writing.
Small buildings and non-student rentals
The same service applies to duplexes and triplexes in the older parts of the city, basement apartments in Lakeshore and Beechwood, and small purpose-built buildings uptown. What this site does not cover is commercial plumbing: restaurant fit-outs, office buildings and industrial units are a different kind of work. Where a property crosses that line, we will say so.
What a landlord should ask any plumber
- Are you licensed, and will you show me the certificate?
- Do you carry liability insurance and WSIB coverage for the people entering my tenants' home?
- Will I get a written report, not just an invoice?
- Will you tell me what is coming, not only what broke?
- Will you book around my tenants rather than around your route?
The answers here are yes to all five, and the documentation is available on request.
Frequently asked questions
Can my tenants call you directly?
Yes, if you set it up that way. The property is on file, the tenant calls for an emergency, and the work is authorised and billed against the landlord's account. Non-emergency work still goes through you before it is done.
What does a turnover inspection cover?
Every fixture and shut-off, the water heater, the sump pump, the softener, hose bibs, washing machine hoses, and a main-line clean and camera where the house has a drain history. It ends with a written report you can compare against last year's.
Do you handle the plumbing items on a city rental inspection?
Yes. Whatever the inspection flagged gets fixed and documented in writing. Whether your property needs a rental licence and what the inspection covers is set by the City of Waterloo, and their website is the place to confirm it.
